There are various reasons why homeowners struggle with the repayment of their mortgage loan. Serious medical expenses, unemployment and other financial emergencies can easily drain the budget of a household. Trapped in such financial difficulties, it may get difficult for homeowners to make their mortgage payments regularly. Non-payments can be risky as the lender then has the right to repossess the property. Although mortgage payments are ‘priority debts’, there is no way a homeowner makes full payments in serious financial conditions, despite the risk to their property.

The first thing the homeowner should do, soon after realizing that he or she will not be able to follow the repayment plan, is to create a proper household budget. Until and unless a solution is worked out, a person should continue to pay as much as possible for the mortgage payments. If the person completely stops the mortgage payment, the lender may not be interested to help.

A lender will only be willing to help a homeowner if he finds that the homeowner is struggling to make at least a part of the payment. By constructing a budget, a homeowner may determine the amount that he or she could manage to pay every month. Your budget calculation should include your entire monthly expenses, such as insurance payments, food, clothing, etc.

With the accurate budget in hand, a homeowner may consider his or her available finance options, for instance, consolidating debts (such as credit card debts). This will help the homeowner free up some money that could be paid for the mortgage.

Direct negotiations can also make repayment options flexible for the homeowner. Explaining the lender about your current financial conditions may help you fix your interest payments according to your comfort. Certain government programs may also be available to help the homeowner in case the lender is not willing to do so.
